What is our role as your Tenant Representative?

Utilizing our firm as your tenant representative ensures you will find a facility that meets your business needs. After learning about your current space requirements and anticipated future growth, we will conduct a search and present prospective facilities. Once you select the property best matching your needs, we will being negotiations fist on the lease terms which are later incorporated into the lease agreement. Our involvement will continue past lease signing, through you taking possession of the warehouse, making necessary improvements, and commencing operations.

If possible, we typically like to visit your current facility not only to meet in person but also to learn about your operations in order to provide with the right warehouse options. This is, of course, not always possible and many times provided by phone, email, or via our online form here.

Things to consider when choosing a warehouse

Location

The location of the warehouse is critical to consider as it affects transportation costs, access to suppliers and customers, and overall logistics efficiency. Factors to consider include proximity to major transportation routes such as highways, ports, and airports, as well as accessibility for trucks and other transportation vehicles.

Size and Layout

The size and layout of the warehouse should align with your business needs. Consider the total square footage, as well as the layout of the space, including ceiling height, column spacing, floor load capacity, and office size/ layout. Ensure that the warehouse has enough space to accommodate near future company growth.

Cost and Lease Terms

Consider the overall cost of leasing the warehouse, including rent, utilities, maintenance, taxes, and any additional fees or charges. Evaluate the lease terms, including lease duration, renewal options, and any other contractual obligations. It's highly recommended to seek a legal counsel to review the lease agreement prior to execution.

Zoning, Infrastructure, and Others

Verify local zoning code and permits required for your business type, evaluate power availability and cost of upgrading if needed.
